Air Sealing: The Details You Never See

Some of the most important work in a home disappears behind drywall.

While finishes and fixtures often receive the most attention, the long-term comfort, durability, and energy performance of a home are often determined by details that remain hidden once construction is complete. Air sealing is one of those details.

At our Modern Camp project, we incorporated acoustical sealant throughout the framing process to strengthen the home's air barrier and reduce uncontrolled air leakage. Rather than relying on a single product or assembly, we view air sealing as a continuous system that requires attention at every transition and connection.

During framing, acoustical sealant was applied at wood-to-wood connections throughout the structure. These locations are often overlooked, yet they can become pathways for air movement as materials shrink, expand, and settle over time. The sealant remains flexible, helping maintain a durable air seal throughout the life of the building.

Additional sealant was applied at the foundation-to-sill connection on the exterior and at the interior bottom plate where the framing meets the subfloor and sheathing. These transitions are critical points in the building enclosure and play an important role in creating a continuous air barrier.

Why does this matter?

Uncontrolled air leakage can reduce comfort, increase energy consumption, contribute to moisture problems within assemblies, and place additional demand on mechanical systems. A well-sealed building enclosure helps create more consistent indoor temperatures, improves durability, and allows ventilation systems to operate as intended.

High-performance homes are rarely defined by a single product or detail. Instead, they are the result of hundreds of small decisions made throughout design and construction. Air sealing is one of the most effective investments in the long-term performance of a home, even if it is never seen once the project is complete.

As architects, we believe thoughtful design extends beyond what is visible. The details hidden within the walls are often just as important as the spaces they help create.
